San Antonio foreclosure auctions: what to know and what you can still do.
Texas foreclosure sales happen once a month. Here are the next sale dates, how the process works, and the options homeowners still have before the auction. Plain language, no pressure.
Dates are the first Tuesday of each month. Always confirm the exact date and time on your own sale notice.
How Texas foreclosure sales work
Foreclosure in Texas is a public auction. These are the basics, based on Texas Property Code section 51.002.
- First Tuesday of the month. Sales are held on the first Tuesday of each month.
- Between 10 a.m. and 4 p.m. The auction is held in that window at the place the county designates, usually at or near the county courthouse.
- At least 21 days of notice. The notice of sale must be posted at the courthouse and filed with the county clerk at least 21 days before the sale.
- Notices are public. Counties post filed notices on their websites, and the date is also on the letter your lender or trustee sent you.
General information only, not legal advice. Your notice controls the date, time and place for your property.
Is my home on the list?
Four quick ways to find out.
- Look for the Notice of Foreclosure Sale from your lender or trustee. The sale date is on it.
- Check your county clerk's website for posted foreclosure sale notices. Search by street address or owner name.
- Call your loan servicer and ask: "Is my home scheduled for foreclosure sale, and on what date?"
- Use our free countdown to see exactly how many days you have.
Options homeowners still have before the sale
Which one fits depends on your loan and your situation. It is worth looking at all of them.
Talk to your lender
Ask about reinstating the loan, a repayment plan, a loan modification, or other workout options. Do it as early as you can and keep a record of every call.
Free housing counseling
HUD-approved housing counselors give independent advice on foreclosure at no cost. HUD's referral line is 800-569-4287.
Talk to an attorney
A licensed attorney can explain your legal rights and whether other protections apply to your case.
Sell the house
Selling before the auction can pay off the loan and may protect what equity you have. You can list it with an agent, or sell directly to a buyer like us for cash, as-is, on your timeline.
We are a home buying company, not a lender, attorney or government agency. We will tell you honestly if selling to us is not your best move.
Want a straight answer about your house?
Tell us about the property. A real person looks at your situation and gives you a clear written offer if it makes sense. No fees, no pressure, and you can always say no.
Questions people ask
What time are the sales?
Between 10 a.m. and 4 p.m. on the first Tuesday of the month, at the location designated by the county. Your sale notice has the exact details for your property.
Can the sale still be stopped?
Sometimes. Depending on your loan and situation, a reinstatement, a workout with your lender, or a sale of the house before the auction can change the outcome. Talk to your lender, a HUD-approved counselor or an attorney as early as possible.
What happens if I do nothing?
If the sale goes ahead, the house is sold at auction and you can lose the home and any equity you have in it. That is why acting before the sale date matters.
Do you charge anything to look at my situation?
No. There is no fee to ask, and every offer we make comes to you in writing. You can say no at any time.
